Repairs

We all want to live in a house that's in a good state of repair. You have told us how important that is for you. We promise to answer quickly when you call us and carry out repairs properly. Below, we explain how we look after your homes.

There are some repairs that are your responsibility and some that we need to carry out as your Landlord. In the quick links on the left, you will find a list outlining who needs to do what. We appreciate that sometimes the language used to describe repairs can be a bit unfamiliar so we have developed our Repairs Handbook which not only outlines some key information about repairs but it also includes pictures describing the kind of things that might need repairing. This will help when you report a repair to a contractor.

We have two main contractors. Smith and Byford look after the central heating. Morrison Property Services do everything else. Smith and Byford, and Morrison Property Services, both have phone numbers for you to report faults. See below for more details about what they do.

Morrison carry out the day to day repairs to your home and can be contacted on (freephone) 0800 096 0395 or 0333 7001025 (calls charged at a landline rate from a mobile). You can also report a repair online from our homepage or email Morrison at This e-mail address is being protected from spambots. You need JavaScript enabled to view it .

When you report a repair, you will receive a job acknowledgement confirming what has been ordered and the target date for the repair to be completed. It will also include the order number which you can quote if you need to contact Morrison again. A satisfaction survey will be enclosed with the letter as it is really important that we find out your views on the service you received so that we can continue to improve what we do.

Smith and Byford carry out the servicing and repairs to the central heating systems in our properties. If you need to report a problem, you can contact them on 0208 722 3404. You can also log a problem through their website at www.smithandbyford.com
We need to know that Smith and Byford are doing a good job. We'll send you a survey if Smith and Byford have done repairs to your central heating. Please fill it in and tell us your views. You can also do this online, at the Smith and Byford website, www.smithandbyford.com.


We have to ensure that your gas appliances are safe. So every year, we check them. You need to allow us into your home to check the gas appliances. It is a breach of your tenancy if you don't allow us in.

Smith and Byford check the gas appliances for us, they can come at a time that is convenient for you. Speak to your Customer Services Officer if it is difficult to arrange a convenient time and they can help you.
