Rosebery Housing Association has significantly invested in its properties in previous years and as a result our homes are currently 100% compliant with the Decent Homes Standard. We still have an ongoing planned and cyclical maintenance programme which is reviewed each year dependent on the condition of the item being surveyed. The kind of works carried out and the lifecycles of those items are as follows:

• Internal and external redecorations of communal parts – every 5 years
• Boiler or central heating upgrades – boilers are replaced after 15 years and radiators and pipework is replaced every 30 years
• Bathrooms are replaced after 30 years
• Kitchens are replaced after 20 years
• Electrical installation testing is carried out every 10 years
• Electrical rewiring is upgraded every 30 years
• External doors are replaced every 30 years

If your property is on the programme for works to be carried out in a given year, we will survey the item to ensure that it definitely requires replacement. If the item, such as a kitchen, is still in a good condition, we may defer replacement for a period of years as we need to prioritise replacement of items that are in a poor condition first. If we find that the item does need repair or replacement, we will notify you as to when the work will be due to your home. Each year, we need to ensure that we get value for money so we will tender the programme and notify you who the contractor will be.

If you want to make improvements to your home, you can seek compensation for the cost of the improvement when you hand the property back to Rosebery.
